TERMS & CONDITIONS FOR LETTING OUT COMMERCIAL SPACE IN PARYATAK BHAVAN (TOURISM PLAZA), HYDERABAD REVISED MINIMUM LEASE RENTALS: Ground Floor - Rs.70/- per Sft. Per Month First Floor - Rs.60/- Per Sft. Per Month Second Floor - Rs.50/- Per Sft. Per Month TENURE OF LEASE: 6 Years with a review after 3 Years LOCK-IN PERIOD: 2 years (Supported by a Bank Guarantee for balance 15 months of Lease Rentals) ESCALATION OF LEASE RENTALS: 7.5% per Annum per year. MAINTENANCE CHARGES: Rs.29/- Per Sft. Per Month for all Counters & Rs.24/- per Sft. Per Month for all Shops, Offices & Showrooms (Energy charges within the premises will be borne by the Lessee). Maintenance charges include the following: 1. Maintenance of Machine & Electrical Services. 2. Maintenance of lifts / escalator 3. Fire Guards/ Fire evacuation process 4. Separate sub meter is provided for the same. FURNITURE CHARGES: (only for counters) Rs. 7/- Per Sft. Per Month for all Counters DEPOSIT: 9 Months of Lease Rentals and maintenance charges as interest free deposit. SERVICE TAX: As applicable. SITE VISIT: All the applicants are advised to make site visit before furnishing their offer and it is deemed that the offers were submitted after proper verification of the site physically.
